Types of Maintenance

This is work done on a scheduled basis.

For information on proactive maintenance provided by our office, please contact Bob Kraus at krausr@mst.edu.

Preventive maintenance is scheduled internally.

Checking and maintaining equipment and systems installed in the buildings:

  • Checking and replacing fan belts and air filters
  • Checking anything for proper performance
  • Lubricating, inspecting, etc.

Routine is done by work order requests.

  • Replacement of Carpet (Aged beyond n years)
  • Repainting (Aged beyond n years)
  • Any replacement that extends the life of a system – usually an update or replacement instead of repair

Reactive maintenance is done via work order requests.

  • Broken Equipment
  • Equipment not operating correctly
  • Comfort Calls – too hot, too cold
  • Lamps out, light not working
  • Toilets, leaks, etc
  • Any request that requires a tradesperson
